Guide to Buying a House on Merritt Island, FL
Merritt Island has a very special place in my heart. It really is a unique area with a wide array of beautiful properties located on not one, but two rivers: Indian River & Banana River. One thing is certain, this place has unbelievable views. Imagine sun rises and sunsets complete with manatees, porpoises and some of the best fishing right from your private dock. Yes, this heaven on earth can all be yours.
Close Proximity to the Beach
It’s also located just west of the east coast beaches that line Brevard County. That means you’re within minutes of the Florida beaches. So, if you like the river and the beach, this may be the perfect spot for you!
Kennedy Space Center and Cape Canaveral Airforce Station
Merritt Island boarders one of the most fascinating areas in the state and maybe even the world for some. Why? It’s located right next to the Kennedy Space Center and Cape Canaveral Airforce Station. This means lots of rockets. Yes, not only are there rockets to see, but imagine stepping out into your backyard located on the river to watch frequent rockets being launched into space! Don’t feel like watching a rocket from home? No problem, take off in your boat waiting for you on your private dock and watch the rocket from your vessel on the river. It’s a view that is pretty much unbeatable. Take it a step further. Imagine yourself on these beautiful rivers watching a launch at night while the rocket lights up the water around you, and drop kicks your senses as a rumble like no other permeates the air and land. Now you’re getting the picture.
What kind of housing exists on Merritt Island?
You’re in luck because there’s something for everyone. Houses and condos range from $60,000 to over $10,000,000. This means you have a choice no matter what your budget or needs to live in one of the most unique areas in North America.
The Large Residential Real Estate Areas of Merritt Island, FL
The area is too large and complex from a residential real estate perspective to explain in depth without breaking it down into zones. That said, let’s look at some of these zones and explore my favorite subdivisions within them. In order to do this in a linear fashion, we will start our house finding journey from the north end of the island and work our way south.
North Merritt Island (Eastside)
We start our house hunting expedition on North Merritt Island by traveling south on a main artery for vehicles (State Road 3/Courtenay Parkway) which will take you from the most northern portion of the land mass, to almost, the most southern tip where the land literally disappears into the Banana River. The price of homes for sale in this area at present, range from $110,000 - $1,500,000; the size of these homes range from 1,200 – 5,000 square feet of living area; property sizes range from .15 – 13 acres. The median price is $330,000.
Almost all of the single family housing in this area is located on or by the Indian River, which would be on the the eastside of the river’s edge. Many choices of subdivisions exist with a mix of direct riverfront, canal front and non-water front properties. This north area is much more secluded than the central part of the city and moves at a much slower pace. It offers not only access to the water, but also quick access to the beaches via a less than ten minute drive to A1A.
Let’s look at some subdivisions you may be interested in checking out and why. First, you want to get on North Tropical Trail which will take you by the communities on the river in this area. Sam’s House at Pine Island is a great starting point. From there, moving south, you will find many estates located on direct riverfront with large pieces of land and mangos galore! No subdivision exists for these stand-alone homes, however, soon you will come to Treasure Lagoon which is the first of many subdivisions along our home purchasing journey.
Treasure Lagoon, River Moorings, Indian Bay Estates and Country River Estates all offer direct river front and canal front properties. If you can’t afford a direct riverfront property, the canal front homes offer an economical means of buying a house and parking your boat in the water within minutes or less than a minute of the Indian River. These homes will run you from $300,000 - $1,300,000.
North Merritt Island (Westside)
West of the Indian River and separated by North Courtenay Parkway/State Road 3 you will find some very nice subdivisions that are hidden off of the main road. Take Chase Hammock Road west to discover Quail Run, Chase Hammock Lakes and Stone Lake Estates. Homes in this area can cost from $200,000 - $800,000. This area has very low traffic when compared to most other areas on the island. If you want some seclusion but still want to be in a subdivision, this area is worth looking into.
Central Merritt Island – West of Ulumay Wildlife Sanctuary
Now we continue our journey with the busiest portion of the city. Houses in this section cost from $60,000 – $1,100,000. There’s a lot to choose from in this area. If you are looking for direct river front closer to shopping and other service industry, this is the area to look in. This area runs between A1A and 520, west of the Ulumay Wildlife Sanctuary. The direct riverfront subdivisions are Spurgas, Riverdale Estates. The direct waterfront is very sparse through this area and is mainly non-water front property. It is important to note that these subdivisions are west of State Road 3.
West of State Road 3 you will find a lot of canal front home that are very affordable. These canal front houses connect to Sykes Creek which allows for boat access to both the Indian River and the Banana River! Better yet, you can access the ocean by taking a short journey across the Banana River to Port Canaveral and use the lock system: unprecedented access for the money! These subdivisions are Costa Norte, Villa De Palma Sykes Cove, Waterway Manor, Diana Shores, Sykes View Estates. Houses cost between $180,000 – $1,000,000.
North Banana River Drive
This area is separated from central Merritt Island by the Ulumay Wildlife Sanctuary and puts many of its lucky residents in canal front homes. The subdivisions include Island Crossings, Holiday Cove, Surfside Estates, Sun Pointe, River Isles, Glen Haven, Glen Isles & Canaveral. Prices will run you from $150,000 - $900,000.
